Commercial & Investment

Commercial real estate, handled by a broker.

Reality Realty & Associates is a full-service real estate brokerage — not a one-agent residential page. Alongside homes and luxury estates, the brokerage represents buyers, sellers, landlords, and investors in commercial property, land, and rentals across South Florida. Every commercial engagement starts with the numbers: pricing analysis and underwriting guidance up front, so owners, buyers, and tenants decide with the full picture before anyone signs.

What We Handle

More than residential

Commercial sales

Retail, office, industrial, and mixed-use properties, bought and sold with a broker on your side of the table. We price from real comparable sales and live demand, advise on underwriting — income, expenses, and lease terms — and handle negotiation and closing in-house, from Doral to Fort Lauderdale. Confidential and off-market sales are handled discreetly when privacy matters.

Commercial leasing

Landlord representation: pricing, marketing, and tenant outreach that fills space with qualified business tenants — plus lease negotiation and renewals that protect the owner's position. Tenant representation: site selection against your operation and budget, terms negotiated on your side, and renewals handled before they become emergencies. Storefronts, offices, warehouses, and flex space across South Florida.

Investment & land

Income properties, multifamily, raw land, and pre-construction — investment property is a named specialty of the brokerage, with underwriting guidance before you commit and advice on 1031 exchanges and sale-leasebacks when the strategy calls for them. Industrial: warehouse, distribution, and flex. Retail: storefronts, strip centers, restaurants, and mixed-use. Land: development and infill parcels — including a recent 1.25-acre closing in Clewiston, sold March 2025.

The Track Record

Production that keeps climbing

Career to date: $24.7 million in sold volume — homes, condos, land, pre-construction, and leases. Listings sell at 98.4% of asking price on average, and the last five years alone brought $10.3 million in buyer-side deals and $4.8 million in listings sold.

2023

$1 million

Closed production for the year — the base the brokerage has built on every year since.

2024

$4 million

Four times the prior year, across homes, investment properties, and land.

2025

$6 million

The strongest year in the five-year window — and the pace the brokerage is carrying into 2026.

Rentals & Leasing

Rentals, handled in-house

Residential rentals are a named specialty of this brokerage — dozens of leases in our MLS record, including years of repeat leases in Doral and Miami Springs. We list and fill rentals for landlords, and we place tenants across South Florida.

For Landlords

The Process

How we work a commercial deal

Commercial deals are won on preparation, not pressure. Here is the work the brokerage does on every engagement — the same discipline whether the deal is a single storefront or a multi-tenant investment.

Pricing & underwriting

Comparable sales, rent rolls, expenses, and lease terms analyzed before a price is set or an offer is written — so the number on the table is one you can defend.

Site selection

Submarket-by-submarket search across Miami-Dade and Broward — visibility, access, zoning, and neighboring tenants weighed against your operation and budget.

Marketing & outreach

MLS exposure plus direct outreach to buyers, investors, and business tenants — and a network that surfaces off-market opportunities before they are public.

Negotiation & renewals

Price, contingencies, and lease clauses negotiated on your side of the table — including renewals, where the terms you sign today set your costs for years.

Investor mechanics

1031 exchange timelines, sale-leaseback structures, and confidential sales coordinated with your CPA, attorney, and lender so the strategy survives the paperwork.

Closing coordination

Lenders, title, attorneys, inspections, and deadlines tracked by the brokerage through funding — one point of contact from contract to keys.
